We had our inspection today. Of note:
- Lots of leaks and a few pests. We'll have to relay the vapor barrier in the crawlspace, patch a bunch of dripping plumbing, fix ten of the twelve crawlspace vent screens, and fumigate everything below the floor. Oh, and did I mention the four rat carcasses in the crawlspace? Yeah, those have to go.
- The chimney needs to be remortared. Water running off the roof has washed away nearly all of the mortar from the brick on the side of the chimney.
- A garage is stupidly wired. There's romex everywhere, and it's merely tossed over the rafters. So we'll have to clean up a bunch of open splices and staple all the wiring down.
- Ceilings insulated with sawdust. Really. Apparently this is kindof standard for homes built in this era. Anyway, we'd need to buy a bag of insulation and rent a pump to dump a bunch up in the attic.
And numerous other little things. All in all, I'm really happy—the huge-ass trees in the front yard haven't encroached on the foundation at all, and the roof is in good enough shape to last another eight or ten years without problems.
So now begins the negotiating game. ...which will be done by the time you read this.
